At Samples Residential we want our clients to be well informed and comfortable with our Pricing, Accounting & Proposal Process. Below we have noted useful information regarding our award-winning process.
I. PRICING STRUCTURE
Samples Residential specializes in construction that fits our client’s budget by utilizing our General Contractor Fixed Fee pricing structure. Our clients pay the actual cost(s) for materials and labor to perform the work, at our general contractor price, taking advantage of our discounts and without added markups. We disclose and incorporate our general contractor fixed fee that is fair and reasonable for the scope of work to be performed. This unique pricing structure creates the fewest conflicts of interest and helps ensure that upon completion of the project, all parties feel they were treated fairly.
Our team assists with establishing true project budgets by performing the project estimates with our vendors & contractors to value engineer the project, identifying where it’s worth investing more money and where a less costly option will provide the desired results. This process allows client’s to have more control of their project budget, project materials and project selections which allows for more personalization throughout the project.
II. ACCOUNTING SYSTEM
Samples Residential continues our straightforward, clean and fair approach with our Open Book Accounting System. All project invoices, accounts receivable and accounts payable are open to both parties. We establish a construction account with our reputable banking institution with online access to both parties. This way our clients know where every dollar goes. This unique and transparent process allows our clients to see everything from start to finish.
III. PROPOSAL PROCESS
i. Our team will provide you with our Contact & Project Information Request form to be filled out and returned for review & on-site scheduling.
ii. Schedule on-site visit or in office meeting to discuss your project budget and determine the project scope of work.
iii. In order to expedite the proposal process, our team will perform in house estimates based upon our general specifications, selections & features.
iv. Presentation of project proposal. This in house estimated proposal will give you a good idea regarding the estimated project budget and allow you to make a determination to select our company as your general contractor.
v. Once you select our company as your general contractor, we will schedule an in office meeting to discuss the details of the project scope of work, project designs, project specifications, project selections & project features and will perform all estimates with our vendors & contractors to provide the contract estimates & pricing.
